Land
Analysis
Together with our client we visit different land sites,
so we can recommend the best as for as, location, orientation,
topography, etc.
Land Limitations
We request from the housing estate the regulations and obligations
needed to carry out the project.
The following procedure is to go to the Authority for the
judgment of the use of the land to know the limitations
and ranges.


Draft
Based on preliminary meeting, needs and space are defined
according to the information provided by the client, where
they express wishes and requirements. With all the information
at hand we draw up the draft at a scale of 1:100 with this
to get the main architectural idea. With the draft made,
client and company make a profound analysis with the purpose
of reaching a joint conclusion to correct, modify and accept
the proposal.
In this specific concept, the times employed during this
stage may be altered due the decision, needs and requires
of the client.
Executive project
Once the draft has been defined on floor plans, facades
and sections it becomes a final project. The plans are made
in Auto cad system on a scale of 1:50 with all the constructive
details, which later will be used to calculate, study and
execute the project.
Calc and Studies
Land Survey ¯ The purpose is to know the characteristic
of the land on which the construction will be built to determine
the sort of structure that should be considered in the building,
and by this way avoid any possible move of the land that
affects the structure of the house.
Structural Studies ¯ Based on the Land Survey the loads
of the structure will be determined considering the architectural
project and structural elements.
Electric, Hydraulic and Intelligent Systems Studies ¯
Based on the architectural project another installation
project will be carried out, with the object of establishing
the needs of the whole construction.
Budget
Once all the information and final project are done, including
finishing, we proceed to make a budget, which include all
the material needs and costs up to date specifying the concepts
that were managed. In this stage it is very important the
collaboration of the client, in order to define the finishing
touches and details of the project.

2.1
Permission from the residents association.
The association goes over the draft. Once it is approved,
the blueprints are handed in for the authorization and stamping.
2.2 Alignment and official number
This procedure can be done from the beginning, as it does
not require the blueprints.
2.3 Land Registry and License permit pay the state
It has to be paid before start the construction.
2.4 Supervision.
Pay for the supervision, authorization of the final blueprints
and logbooks from an authority registered at the government
office.


At
the beginning of the construction a joint account is opened
with at the client name, to handle the founds and costs
of the project. Each work is independent in the bookkeeping
and management of resources.
Based on the project and time of work, a calendar is implemented
with the cost estimated according to the building period.
A course is presented which estimates the sum of money
required to carry out the construction.
A record of costs is presented weekly according to the
book of movements. Supporting documents are included.
The visits to the work site with the client, establish
the requirements of each stage. These visits are carried
out on both parts, according to appointments.
Fees
The percentage will be set for the project, administration
and management of the construction based on the payments
during the construction, which will be indicated every
week in the record.
